For what would seem to be a straightforward request, had faced two refusals for planning permission in the past. The property’s location on a classified road and the presence of a street tree added layers of complexity to what many might consider a routine application.
Our Approach
Recognising the hurdles faced in previous applications, we took a comprehensive approach:
- Detailed Site Analysis: We conducted a thorough assessment of the property, paying close attention to the street scene and neighbouring properties.
- Tree Impact Study: Knowing the importance of urban greenery, we collaborated with an arbhorculturalist to conduct a Tree Survey, proving that the proposed work wouldn’t harm the nearby street tree.
- Traffic Safety Considerations: We designed the proposal with careful consideration of visibility splays and pedestrian safety, addressing potential concerns before they could become objections.
- Alignment with Local Character: Our design ensured the proposed changes would harmonize with the existing streetscape, where several properties already benefit from similar access arrangements.
