Planning Permission Granted for construction of a two storey house (with first floor living accommodation contained in roof space following demolition of existing garage; and parking
After several refusals the client approached MZA with a view to securing planning permission for a new dwelling in the rear garden of the existing property. MZA reviewed the case history and devised a strategy that would overcome the Council’s previous reasons for refusal. MZA initially obtained a certificate of lawfulness for a very large outbuilding that was almost as large as a dwelling in itself. Although never implemented this certificate paved the way for the submission of an application for a new dwelling.
MZA led negotiations with the Council and made a pre-application submission prior to the formal submission of a planning application that was carefully researched and supported by the necessary architectural drawings, supporting statements and policy analysis. The case won the support of the planning department and was duly approved. The dwelling has been built and is occupied.
